Did you buy from abroad?

You account for the VAT on these yourself (reverse charge). It's added to what you owe and usually recovered at the same time, so it often nets to zero — but it must still be reported.

What did you buy in the UAE?

Purchases and expenses from VAT-registered suppliers, where you hold a tax invoice.

Purchases and expenses with 5% VAT
Stock, business premises rent, utilities, professional fees, equipment.
AED
…of which the VAT can't be recovered
Entertaining clients, cars also used privately, staff personal benefits.
AED
You also have exempt sales, so part of the VAT on shared costs may not be recoverable. This estimate assumes full recovery — ask your tax agent about your recovery percentage.
The non-recoverable amount is more than your total purchases. Check the figures.

Frequently asked questions.

How do I calculate 5% VAT?

To add VAT, multiply the amount before VAT by 0.05 and add it: AED 1,000 + AED 50 = AED 1,050. To take VAT out of a price that already includes it, divide by 1.05: AED 1,050 ÷ 1.05 = AED 1,000, so the VAT is AED 50. Taking 5% of the inclusive price (AED 52.50) gives the wrong answer.

How is the VAT I owe worked out?

VAT payable is the VAT on your sales (output VAT) minus the VAT you can recover on your purchases and expenses (input VAT). Imports and services from abroad add VAT on both sides. If the VAT you can recover is higher, you can ask for a refund or carry the credit forward.

When is the VAT return due?

By the 28th day after the end of the tax period, for both the return and the payment. For a January–March quarter that is 28 April. Most businesses file quarterly; the FTA can put a business on monthly periods. A nil return is still due when there were no sales.

Which VAT can't I recover?

VAT on entertainment for people who aren't employees, on cars that are also available for personal use, and on goods and services for employees' personal benefit generally can't be recovered. If you also make exempt sales, VAT on costs shared between taxable and exempt activity is only partly recoverable.

Why does the return ask for sales by emirate?

The VAT-201 return reports standard-rated sales separately for each emirate where the supply was made. It doesn't change the total VAT; it's for reporting. Open "Split by emirate" in step 2 to prepare those figures.

Did the UAE VAT rules change in 2026?

Amendments to the VAT law took effect on 1 January 2026. They mainly cover refunds and time limits — for example, excess input VAT has to be claimed within five years — and some reverse-charge paperwork. The 5% rate, the registration thresholds and the return deadline did not change.

This tool gives an estimate based on UAE VAT rules as of October 2026. It is not tax advice and doesn't replace your filed return. Special cases — partial exemption, profit margin schemes, tourist refunds, corrections to earlier periods — are not covered. Weekend deadlines are moved to Monday; public holidays are not taken into account. Check with a registered tax agent or the Federal Tax Authority.
